Your property's zoning allows for certain special uses, which require a separate zoning application and compliance with specific criteria. Some special uses can be approved at the staff level and others require a City Council public hearing. Public notice, survey, site plan and other procedural steps are also required. 

Design Exceptions are administrative waivers from certain code requirements that are limited in scope. This includes things like minor setback changes/ encroachments or waivers to Overlay District criteria. As of March 2023, public notice is required for design exception petitions that involve a minimum setback reduction. A "Good Neighbor Notice" to registered neighborhood associations is also required.

 The Comprehensive Plan establishes the general distribution of uses, residential densities, and intensity (measured through Floor Area Ratio) through the adoption of a Future Land Use (FLU) Map. Rezoning petitions that conflict with the underlying Future Land Use designation must be accompanied by a Map Amendment. Changes to the FLU Map require justification that the change is consistent with the Goals, Objectives and Policies of the Tampa Comprehensive Plan.
